Our take
Nuvali is the most established of the southern estates: schools, Solenad mall, hospitals, and bike trails are already there, so you are not betting on promises. Sereneo is lot-only, so budget for the house on top of the lot price, typically another PHP 8 million to 20 million depending on size and finish. With 151 lots available on 10 October 2026 there is real choice, and the smaller 267 to 280 square metre lots around PHP 14 million to 16 million are the entry point. Land cannot be owned by foreign citizens; former Filipinos and dual citizens are the natural buyers here.

About Sereneo
Sereneo is an Alveo Land residential lot community inside Nuvali, the Ayala eco-estate across Santa Rosa and Calamba in Laguna, about an hour south of Makati by expressway. It covers 41 hectares with 690 lots (average 326 square metres, about 17 lots per hectare) in Brgy. Canlubang, Calamba, developed with Vesta Property Holdings, with turnover scheduled for Q1 2028. Phases 1, 2A, and 2B sit at 199 to 224 metres elevation, which gives slightly cooler air than Manila. Lots range from 267 to 659 square metres. Buyers build their own home within the estate's design guidelines.
