Areza is Ayala Land Estates' new township in Lipa, Batangas. The commercial district offers shophouse lots and larger commercial lots. The developer's design standards allow retail, restaurants, offices, hotels, schools, clinics, and condominiums, but prohibit industrial operations, warehouses, and junkshops. Maximum floor area ratio is 4 with an 18 metre height limit; at least 40% of a facade must be glazed, and free-standing signs are not allowed. Nearby: New Lipa City Hall 300 metres, The Shops at Areza 400 metres, Lipa Trading Center 1.2 km, the Lipa-Mataas na Kahoy diversion road 1.5 km, and the STAR Tollway.
