Our take
Mozzafiato is for buyers who want a large lot with a Taal Lake view and a boat club down the hill, and who can wait for the marina and clubhouse to be finished. Lots are big and priced to match: on the 13 October 2026 list, residential lots ran PHP 18,000 to 25,500 per square metre before VAT, from about PHP 8.06 million for 400 sqm to PHP 41.6 million for a 1,458 sqm corner lot facing the lake, plus about 6.5% in other charges and the transfer fee. Budget separately for a house that suits the setting. Taal is an active volcano, so check insurance and be comfortable with occasional ashfall advisories. Best as a weekend or retirement home rather than a rental investment.

About Mozzafiato
Mozzafiato is a 77-hectare lakeside community by Active Group on the shore of Taal Lake in Barangay Palsara, Balete, Batangas, developed on land owned by MERG Realty Corporation. It brings together residential lots, commercial lots, a marina and a boat club. The Marina is planned as a waterfront hub of shops and restaurants on a channel connected to the lake, and the Mozzafiato Boat Club gives residents direct access to boating and water sports. The master plan has 368 lakeview residential lots of 359 to 3,048 square metres, now selling in the Alta del Lago phase, and commercial lots of 267 to 4,463 square metres, set on hillside roads that look across the lake's cove. Residents-only amenities include a clubhouse with function rooms and a swimming pool, a multi-purpose court with seating, walking trails, parks and leisure areas. The estate is about 79 kilometres, or roughly 1 hour 15 minutes, from Makati, 10 minutes from the Balete exit of the STAR Tollway and 15 minutes from Lipa. In May 2026 the concrete roads and entrance were in place and the marina channel was being dug. DHSUD licence to sell Nos. 034-861 (residential) and 034-862 (commercial); land development is due for completion on 31 October 2027.
