Our take
The Alcove is the more affordable way into a Mount Malarayat address: about PHP 36,960 to 38,640 per square metre including VAT, against about PHP 50,400 for the last lot in the main estate. Ten lots were left on 1 October 2026, from about PHP 13.4 million (353 sqm) to PHP 27.9 million (754 sqm). Paying cash takes 15% off the lot price, which is a large saving at these sums, and there is a three-year interest-free payment option. The lots are developed and ready to build on. The trade-off is position: the enclave sits at the edge of the estate by the barangay road, without fairway views, and its own amenities are modest. Budget another 6.5% for transfer and other charges. It suits families planning a weekend or retirement home near Lipa.

About The Alcove at Mount Malarayat
The Alcove at Mount Malarayat is a gated enclave of 190 residential lots on 11.8 hectares at the southern edge of Mount Malarayat Residential Estates in Barangay Munting Pulo, Lipa City, Batangas, about 85 kilometres or 1.5 hours from Metro Manila. Lots run from 271 to 838 square metres in a low-density layout of blocks separated by landscaped open-space strips, with Mount Lubo Drive along the west side and its own gate on the barangay road. Inside the enclave are a multi-purpose hall, a basketball court, landscaped open spaces and 24-hour security. Owners become part of the wider Mount Malarayat community, home to a 27-hole all-weather championship golf course and country club, and Lipa's city centre is a short drive away. Land development was completed in two phases, in December 2022 and March 2025 (DHSUD provisional licences to sell 046 and 850), so buyers can start building straight away. As of 1 October 2026, ten lots of 353 to 754 square metres remained, including two lots along Mount Lubo Drive, one of them a corner, and several regular lots beside open space.
