Our take
Among the more affordable Ayala-group lot communities: most lots are 214 to 260 square metres at about PHP 8.3 million to 10 million before any term discount, and the developer has offered discounts of up to 30% for cash in 30 days, which can bring a small lot well under PHP 7 million. Lipa is cooler and quieter than Nuvali and has fewer amenities inside the estate, so it suits a buyer who wants a retirement or weekend home and does not mind driving for shopping. Larger and corner lots run PHP 13 million to 27 million. Land cannot be owned by foreign citizens; former Filipinos and dual citizens are the natural buyers.

About South Palmgrove
South Palmgrove is Alveo Land's first premium residential community in Lipa, Batangas, on the cooler Lipa plateau about 90 minutes south of Makati. On 11 September 2026, 79 lots were available in Phases 1 and 2, from 201 to 499 square metres, most of them 214 to 260 square metres. Corner lots, lots near the central amenity, and double lots such as the 352 square metre pair in Phase 1 Block 9 cost more. Buyers build their own home within the estate's guidelines.
