Our take
Cerilo is almost sold out, which tells you how the market treated it. In June 2026 only two Ridgeside lots were left, 610 and 660 square metres, both around PHP 33.5 to 34 million before VAT at PHP 51,500 to 55,000 per square metre. Launch pricing was near PHP 23,700 per square metre, so early buyers have seen the price more than double. That is a data point about the past, not a promise about the future. Land only: foreign citizens cannot hold title, and former Filipinos are well within the 1,000 square metre limit on these two lots.

Cerilo is an Ayala Land Premier lot village in Nuvali on about 85 hectares, with 623 lots from 520 to 1,300 square metres (average 681), about 7 lots per hectare and half of it open space. Lots come in seven classes: Prime, Parklane, Green Loop, Green Lane, Ridgeside, Greenway and Park Premier. The village amenities are a social hall, residents' lounge, swimming pool, multipurpose court, indoor play area, indoor fitness room and an off-road bike trail.
