Our take
A rare near-ready house in the Laguna south corridor, and there are only two left, so there is no browsing to do: it is these two or nothing. The 2-bedroom is about PHP 20 million and the 4-bedroom about PHP 31 to 35 million on September 2026 terms, so ask us for current pricing. Turnover is December 2026, so you can see the finished house soon. Titling and transfer costs are extra and were about PHP 1.4 to 1.6 million on the 4-bedroom. A villa comes with land, so foreign citizens cannot hold title directly; former Filipinos and dual citizens can.

About Sevina Park Villas
Sevina Park is Arthaland's low-density, sustainability-focused residential community in Biñan, Laguna, inside the Ayala Broadfield growth corridor. The villas were designed by Leandro V. Locsin Partners, one of the best-known Filipino architecture firms, with smart and passive features meant to lower energy use. As of late September 2026 only the last 2 villas remained: one 2-bedroom villa of about 138 square metres and one 4-bedroom villa of 182 square metres, both due for turnover in December 2026.
