Our take
This is a business lot, not a home site: the zoning is mixed commercial, and the price of PHP 50 to 68 million per lot is for someone who will build and run a hotel, restaurant, or shop in El Nido. Lio is a real, operating estate with its own airport, which is the main reason it is different from most island land. Ask the hard questions before you commit: who will run the business, what hotels in the estate earn, and what the estate association dues are. The developer cites 12% a year growth in lot values since the 2015 launch; treat that as the developer's own figure. Land cannot be owned by foreign citizens; a Philippine corporation with up to 40% foreign ownership, a long lease, or a former Filipino buying within the legal area limits are the usual routes.
