Our take
A beachfront tower on an actual beach is rare on this side of Batangas, and the remaining studios are the entry point at about PHP 13 to 14 million for 36.6 square metres, which is a Makati price per square metre. You are paying for the location and the resort around it, not the floor area. Two-thirds of the building is sold and the amenities are not built yet, so ask for the construction schedule in writing. Condotel use is allowed, which is the main reason to look at a studio here; if you want a home rather than a rental, the 96-square-metre two-bedroom units with the sea view are the ones to walk through.

About The Spinnaker at Club Laiya
The Spinnaker is a 22-storey beachfront condominium of 247 units inside Club Laiya, Landco's beach resort in San Juan, Batangas, sold for residential, condotel or short-term rental use. The tower is topping out, with the beach club, cabanas and beach park already operating below it. Unit types are studios of 36.6 square metres, two-bedroom units of 86.4 and 96.4 square metres facing the beach club or the sea and mountains, six bi-level two- and three-bedroom units on the sixth floor, and ground-floor retail. Amenities on the plans: a reception lobby and lounge, a 25-metre infinity lap pool, a kids' pool and kids' zone, fitness centre, spa, meeting and conference rooms, a sky bar and sky ballroom, and a helipad. Launched February 2023; Landco targets completion in December 2027.
