Our take
The appeal here is certainty at a modest price. The gate, pool, clubhouse and court are already built, and on the 1 October 2026 list lots cost PHP 8,500 to 10,500 per square metre before VAT, about PHP 1.05 to 1.73 million including VAT for 100 to 182 sqm. Only 23 lots were left, mostly standard lots of 100 to 132 sqm, so choice is thin and the corner and open-space lots will go first. It suits a returning family or retiree on a careful budget who wants to build a simple home close to a real city, or a buyer holding a lot for later. Lots are compact, so plan for a two-storey house, and allow for the 1.5-hour drive to Manila in good traffic.

About Town & Country San Pablo
Town & Country San Pablo is a completed 10-hectare residential lot subdivision by Active Group in Barangay Soledad, San Pablo City, Laguna, along the Soledad–Santa Maria–Santissimo Road about 88 kilometres, or roughly 1.5 hours, from Metro Manila. The community has a Hispanic-inspired look, from its arched, brick-trimmed entrance gate and guardhouse to the red-roofed clubhouse. Its 525 residential lots across Phases 1 and 2 measure 100 to 291 square metres, and families have already built homes on many of them. The amenities are finished and in use: a swimming pool, a clubhouse for gatherings and celebrations, a multi-purpose covered court, pocket parks, a playground and open spaces, with a guarded entrance and 24-hour security. San Pablo's city centre, with SM City, Puregold, hospitals, schools, the cathedral and Sampaloc Lake, is a short drive north, and the highway west through Alaminos leads to Tanauan, Sto. Tomas and the expressways to Lipa and Manila. Buyers purchase a lot and build to their own design. DHSUD licence to sell No. 16824-R4A-06-11 (Phase 1) and provisional licence No. 7061 (Phase 2); land development was completed in June 2024.
