Our take
This is a pre-selling tower, so you are paying now for a home you will receive in 2029. That suits a buyer with a long horizon, or an investor who wants the lowest entry price in the estate, but it is not a place to move into soon. Circuit Makati is still being built around the tower, including a Contemporary Arts Center the developer describes as upcoming, so check the progress yourself on a visit. The September 2026 first-time-buyer promo that cut list prices by 15% or more has ended, so ask us what the developer offers now. Condo units can be owned directly by foreign citizens, within the 40% foreign ownership limit of the building.
