Our take
A true luxury entry in Makati's core, and priced like one: PHP 20 million buys a 1-bedroom. It will not be ready until 2030, so this is a four-year wait on a promise, with a Japanese co-developer and Arthaland's green-building record as the reasons to trust it. In September 2026, 61 of the 252 residences were available, with prices rising steeply with floor and size, up to about PHP 98 million for garden residences. Parking was not yet on sale, which matters for the final price you pay. Condo units can be owned directly by foreign citizens within the building's 40% foreign ownership limit.

About Sondris Makati
Sondris is Arthaland's new low-density, sustainable luxury residential tower in the Makati central business district, developed with Mitsui Fudosan of Japan. Turnover is expected in 2030. Residences run from about 45 square metres to garden units of over 200 square metres. The Arthaland Gallery is a short walk from Greenbelt 3. The developer states that residences start at PHP 20 million for a 1-bedroom, with flexible payment terms until turnover. Parking was not yet available for sale in September 2026.
