Our take
A finished Ayala Land Premier address south of BGC, which is rare: you can walk the actual grounds instead of a showroom. It is 96% to 100% sold, so the few remaining units are mostly large 2- and 3-bedroom suites in the PHP 32 million to 58 million range, and resale units will matter more than developer stock from here. Arca South around it is still filling in: the mall and offices are open, the subway and railway station are years away. Good for a buyer who wants space and gardens over a high-rise view and does not need to be in BGC itself. Too large and too expensive for a first condo.

About Arbor Lanes
Arbor Lanes is Ayala Land Premier's garden condominium community on a 3.5-hectare site at the eastern edge of Arca South, the Ayala estate in southern Taguig, 7 km from Makati and 5 km from BGC. Five mid-rise blocks of about 17 floors sit along four landscaped amenity spines with a lap pool, lounge pool, kiddie pool, fitness centre, function rooms, social hall, and a great lawn. Most units have a louvered garden lounge that extends the living room; ground-floor Garden Villas have private gardens and the top-floor Canopy Pool Villas have private pool decks.
