Our take
This is the rare finished luxury tower in central Metro Manila with a protected green view: the golf course in front cannot be built on, and you can walk the unit before you pay. That certainty costs money. On the 26 September 2026 list the smallest 1-bedroom (81 sqm) was about PHP 22.9 million, roughly PHP 280,000 per square metre including VAT, and the 3-bedrooms of about 231 sqm ran PHP 60.3 to 65.8 million, with parking extra (about PHP 1.7 to 2 million a slot). Only 7 units were left, so pick by view and floor. It suits a family moving home who wants space, a golf-course outlook and Shang-run management, more than an investor chasing rental yield.

Shang Residences at Wack Wack is a single 50-storey tower of 404 homes on Wack Wack Road in Mandaluyong, directly in front of the Wack Wack Golf and Country Club, between Greenhills and Ortigas. There are 8 to 10 homes per floor and the developer guarantees open golf-course views. Units are 1-bedrooms of about 81 to 85 square metres, 2-bedrooms of 142 to 155 square metres, 3-bedrooms of 169 and 230 to 232 square metres, and simplex units on the top floors. Homes are handed over fully finished: laminate wood floors, quartz counters, induction cooktop, oven, range hood, refrigerator, washer and dryer, water heaters and split-type air-conditioning. Amenities include a grand lobby, adult and children's pools with a lawn, a fully equipped gym, a yoga and Pilates studio, steam and sauna rooms, a clubhouse and co-working lounge, function rooms, a mini theatre, a billiard room and indoor and outdoor play areas for children, with 24-hour concierge and security. The building was designed by Wong Tung and Partners with interiors by BTR and landscape by Adrian L. Norman, and is managed by Shang Properties' own property-services company.
