Our take
About 90% sold, with the remaining stock concentrated in 2-bedroom Classic and 3-bedroom Courtyard and Corner suites. Prices here are quoted before VAT, so add 12% plus other charges when you compare with projects that quote VAT-inclusive prices. The October 2026 terms offered a 30% discount for cash in 30 days, which is unusually deep and worth asking about. Molave's amenities were finished by July 2026, so you can inspect the real thing before committing. Kamagong, Acacia, and Guijo are still at planning stage, which means construction next door for several years. Good fit for a family home or a buyer who wants to move in or rent out soon rather than wait a decade.

About Gardencourt Residences
Gardencourt Residences is Ayala Land Premier's second development in Arca South, a 2.1-hectare, 5-tower community along Arca Main Street, the estate's central park. The towers (Molave 134 units, Narra 230, Kamagong 50, Acacia 224, Guijo 166) wrap around a 6,000 square metre central courtyard with a 1,400 square metre pool complex, a 25-metre lap pool, lawns, cabanas, a garden pavilion, a fitness centre, and a sky garden on the 16th floor of Molave. Units are large: 1-bedroom from 68 square metres, 2-bedroom from 137, and 3-bedroom suites from 195 to 261 square metres with tandem parking. Molave began turning over in the third quarter of 2026, and Narra follows from the first quarter of 2027.
