Our take
One of the most exclusive addresses in Metro Manila, and almost sold out: in July 2026 only two 3-bedrooms were open, a 242 sqm Deluxe at PHP 131.6 million and a 283 sqm Premier at PHP 144.6 million, both with two parking slots and VAT. That is more than PHP 500,000 per square metre, the top of the market, for a quiet tower beside Forbes Park with golf and polo clubs down the road and very few neighbours per floor. The building is finished or nearly so, which removes most construction risk. Availability changes, so ask us for the current list and whether a penthouse is open before you plan around a unit.

About Aurelia Residences
Aurelia Residences is a 55-level luxury tower at McKinley Parkway corner 5th Avenue and 21st Drive, at the edge of Bonifacio Global City beside Forbes Park and near Manila Golf, Manila Polo Club, the Manila American Cemetery and Shangri-La The Fort. It is developed by Shang Robinsons Properties, a joint venture of Shang Properties and Robinsons Land. The tower has only 285 homes in a three-petal plan, at most two per floor in each wing, each with a private lift lobby: 3-bedrooms of about 240 to 339 square metres, 4-bedroom Signature units of about 399, and three penthouses of 545 to 606 square metres with roof gardens. Concept architect Skidmore, Owings and Merrill; interiors by FM Architettura; landscape by Urbis. More than 5,000 square metres of amenities include a 40-metre resort pool and children's pool, a gym, jacuzzi and sauna, a residents' cinema, billiards and game room, function rooms with a covered terrace, a barbecue terrace, a lawn, jogging path and pet garden, with more than 50 artworks in the common areas. Homes have VRV air-conditioning and double-glazed windows, and the building is run by Shang's own property-management company. HLURB licence to sell No. 034613 (2019). The developer's completion date is 31 October 2026, and the tower is already built. The developer cites a 2023 PropertyGuru Asia award for best high-rise condominium development.
