Our take
This is one of the few finished beach subdivisions in Batangas: the amenities exist, the beach is in front of you and the remaining stock is mostly in Phase 4, the beachfront phase. Prices there run PHP 33,700 to 44,300 per square metre, so a 380-square-metre lot is about PHP 13 million before you build. Laiya is roughly 3.5 hours from Manila via the STAR Tollway and the Lipa bypass; weekenders should test the drive before buying. Lots are land, so foreign citizens cannot hold title; a Filipino spouse or a condominium unit at The Spinnaker next door are the usual routes.

About Playa Laiya
Playa Laiya is Landco's 128-hectare seaside estate in Laiya, San Juan, Batangas, on a 950-metre stretch of fine white-sand beach. Phases 1 to 3 sit 500 to 900 metres from the beach with lots of 200 to 380 square metres; Phase 4 is the beachfront phase, 80 to 250 metres from the water, with lots of 380 to 706 square metres. The estate already operates: the Hilltop Clubhouse, the Grand Coral Clubhouse in Phase 4, the boardwalk, beach park, nature park and playground, fitness park and beachside cabanas are built, and each phase has its own guard house. Lots are sold titled and ready to build on.
