A central address with BGC across the river and Ortigas and Makati within a few kilometres, plus thoughtful Japanese unit planning you rarely see at this level. More than half the tower is studios, so expect many investor-owned units and plenty of competing rentals; the one- and two-bedrooms suit a buyer who plans to live there. Completion is end-2030, more than four years away, and the retail centre and other towers will be built in phases, so the neighbourhood around you will be a work site for some time. River-facing units get the BGC skyline view; others look over older, dense streets. Condominium units are open to foreign buyers within the quota. Ask us for prices and which stacks face the river.

About The Observatory Sora Tower
Sora Tower is the first residential tower of The Observatory, a 4.5-hectare mixed-use development by Federal Land NRE Global on Pioneer Street, Barangka Ilaya, Mandaluyong, across the Pasig River from Bonifacio Global City. The Observatory will combine several residential towers, a large retail centre and an office building, linked by walkable open spaces. Sora Tower has 650 homes: 336 studios of 28 to 33.5 square metres, 228 one-bedrooms of 45.5 to 61.5, 48 two-bedrooms of 65 to 87, 32 three-bedrooms of 137 to 148 and 6 penthouses of 155.5 to 202. Units follow Japanese planning, with a genkan entry for shoes, adjustable kitchen and wardrobe shelving and a Japanese shower toilet in the master bath. Amenities, themed on Tokyo's Shibuya, include a pool and children's pool, gym, yoga studio, co-working centre, children's playroom and play area, entertainment and function rooms, a pet park and a sky lobby. The building has 100% back-up power for common areas and 60% for units, key-card access and direct lift access to the retail floors. Nikken Sekkei did the master plan and residential design, with Garde on the retail interiors. St. Luke's BGC is about 1.7 kilometres away and SM Megamall about 1.9. DHSUD licence to sell TLTS NCR-026. The developer's completion date is 31 December 2030.
