Our take
This is one specific lot, not a choice of many: the developer has a single 896 sqm non-fairway lot left, at about PHP 45.2 million including VAT, or roughly PHP 50,400 per square metre. Paying cash within seven days takes 10% off the lot price, bringing it to about PHP 40.6 million. That is the top of the Lipa market, and you are paying for a finished, established address with the golf course, country club and mature landscaping already there. It suits a family planning a large house, or a golfer, who wants certainty over a new project. The trade-offs are no fairway frontage and a 1.5-hour drive to Manila. Compare it with resale lots inside the estate, and with The Alcove next door at about PHP 37,000 to 39,000 per square metre.

Mount Malarayat Residential Estates is a 210-hectare golf and country club community in Barangay Munting Pulo, Lipa City, Batangas, about 85 kilometres or 1.5 hours south of Metro Manila by SLEX and the STAR Tollway. Residential lots are laid out around a 27-hole all-weather championship golf course, with lakes, rock gardens, mature trees and wide views of Mount Malarayat. At the centre of the estate are the Mount Malarayat Golf Club, Country Club, Club Hotel, Sports Pavilions and Children's Pavilion, with an activity centre near the western edge and the newer Courtyard and Alcove enclaves on its borders. The estate has a main and a secondary entrance on the road to San Pablo, with 24-hour security, and Lipa's city centre, SM City Lipa, Robinsons Place and De La Salle Lipa are a short drive away. This is an established, lived-in community: roads, utilities and the club facilities are already in place, and many owners have built. The developer has one lot left for sale, an 896-square-metre non-fairway lot in Phase 1, Block 5, at PHP 45,000 per square metre before VAT.
