Our take
This is land for building a business, not for parking money. Buyers must start construction within five years of turnover, and the estate rules (ground-floor retail, canopied walkways, parking within the lot) shape and add cost to whatever you build. In return you get a large, flat lot in a planned district with a park at the back door, an SM mall planned next door and an expressway interchange a short walk away. It suits a Filipino family business or local company planning offices, a clinic, a school, dormitories or serviced apartments. About Riverpark North Commercial District
Riverpark North Commercial District is a 6.9-hectare mixed-use quarter on GT Boulevard inside Riverpark, Federal Land NRE Global's 600-hectare township in General Trias, Cavite. About 4 hectares are commercial lots; the rest is open space that links directly to Riverpark North's 16-hectare Central Park. Sixteen lots are offered, from about 1,007 to 2,647 square metres (around 1,300 on average), each with a floor-area ratio of 4, and up to three neighbouring lots can be combined. The district is planned for mid-rise buildings: offices, studios and workshops, dormitories and serviced apartments, with shops on the ground floors. Permitted uses also include restaurants, banks, hotels, schools, clinics, showrooms and sports or entertainment facilities; gas stations, motels, manufacturing and container-van food parks are not allowed. Estate design rules call for a modern minimalist style, canopied walkways at least 3 metres wide along roads and parks, and all parking inside each lot. The lots sit about 750 metres from the CALAX Open Canal Interchange, beside the 11-hectare site of the planned SM City General Trias, and near a UNIQLO logistics facility. DHSUD licence to sell No. 0003135. The developer's completion date is 31 August 2027, with lot turnover scheduled for October 2028.
