Our take
Rosario suits buyers who want a roomier lot in a planned, gated community at provincial prices and are happy to build. On the 1 October 2026 list, lots ran PHP 15,000 to 19,500 per square metre before VAT: a typical 160 sqm lot facing open space is about PHP 2.87 million including VAT, and the largest main-road lots of around 450 sqm reach PHP 8.35 million. You are buying into a plan rather than a finished estate: the clubhouse, pool and commercial strip are still to come, with completion set for December 2027. Rosario is a quiet provincial town, so for big malls and specialist hospitals you will drive to Lipa. Budget for construction on top of the lot, plus about 6.5% in other charges.

About Town & Country Rosario
Town & Country Rosario is an 18.8-hectare residential subdivision by Active Group in Barangay Bagong Pook, Rosario, Batangas, set along the Rosario–San Juan–Candelaria Road a short drive from the town centre, the municipal hall, Puregold, SM Hypermart and St. Joseph College. Padre Garcia and Lipa City lie to the north, and the Ibaan exit of the STAR Tollway links the area to Metro Manila. The plan has 580 residential lots of 138 to 456 square metres and 11 commercial lots of 378 to 800 square metres, arranged along tree-lined roads with lots that face parks, open spaces or the main avenues. A commercial strip is planned just outside the gate for groceries, coffee and everyday errands. Residents' amenities include a landscaped entrance gate, a clubhouse, a swimming pool, a covered basketball and volleyball court, a playground and open lawns for families. Buyers purchase a lot and build a home to their own design. DHSUD licence to sell No. 0003528; the developer's completion date is December 2027.
