Our take
Versala is the lower-priced way into Alviera: most lots are 270 to 300 square metres at about PHP 8.5 to 10 million before VAT, with a handful of larger corner and double lots above PHP 15 million. Alviera is a long-term bet on the Clark corridor; the schools and country club are signs it is real, but much of the estate is still to be built. Like every lot here, the house is a second cost on top. Land cannot be owned by foreign citizens, so this is for Filipinos, dual citizens, and former Filipinos buying within the legal area limits.

The estate plan shows residential districts (Versala, Corvia, The Greenways, Montala), the Alviera Greenbelt, Sandbox, the Alviera Country Club, a town centre, offices, a transport terminal, and institutional neighbours including Holy Angel University, Miriam College and La Salle Botanical Garden. On 25 August 2026, 61 lots were available across Phases 1 to 4, from 261 to 515 square metres. Buyers build their own home within estate guidelines.
